The historic Branch Hill House, a prominent mansion in Hampstead Village, has been acquired by Bentry Capital for £16.4 million. This acquisition precedes an important Budget announcement, indicating a substantial investment in the local real estate market. Previously used as a care home for fifty years, the property is set for a significant transformation into luxury apartments.

Nestled within 1.7 acres of meticulously landscaped gardens, the Edwardian Baroque structure is preparing for its new chapter, now referred to as No.1 Hampstead. Plans for restoration and modernization aim to preserve the mansion’s historic charm while adapting it to contemporary living standards.

Plans for a prestigious residential community

Bentry Capital plans to revitalize this unlisted mansion by replacing an outdated extension with a newly constructed wing designed in the Edwardian style. The initial planning permission granted by Camden Council for 28 apartments has lapsed, prompting Bentry to propose a new plan.

This application seeks to create approximately 50 apartments, including a variety of one, two, and three-bedroom units, along with a standalone townhouse.

Potential for affordable housing

Details regarding the inclusion of affordable housing in this redevelopment remain unclear. However, the proposal is anticipated to feature a substantial number of two-bedroom apartments, catering to a diverse range of potential buyers. As the demand for quality housing in the area continues to rise, this development aims to meet that need while emphasizing luxury.

Architectural restoration and community impact

The architectural firm Stanhope Gate Architecture has been appointed to oversee the restoration, which will involve significant changes to the existing interiors while retaining some original features, such as fireplaces. Excavation of the lower ground floor will be undertaken to allow for natural light and improved views, enhancing the overall ambiance of the apartments.

Although amenities such as a gym or swimming pool are not planned, the development aims to provide essential services like concierge and 24-hour security. This approach seeks to maintain manageable service charges for future residents, enabling them to enjoy local luxuries without excessive costs.

Community anticipation for restoration

David Ronson, national director of sales and marketing at Bentry Capital, expressed enthusiasm for the project, noting, “Hampstead already offers fantastic amenities on its doorstep.” The company hopes to secure planning consent by early 2027, with construction anticipated to begin in spring 2027, led by Bentry’s in-house team, Mellior Group. Sales are projected to launch in early 2028, with Savills serving as the preferred agent.

Branch Hill House has a rich history, originally built in 1901 by architect Henry Flitcroft for banking magnate John Nivison. Over the years, the site has hosted various notable figures, including affluent merchants and earls, before being acquired by Camden Council in 1964, where it served as a care home until 2015.

Amarveer Singh Pannu, co-founder and director of Bentry Capital, stated, “We are delighted to have acquired Branch Hill House, a magnificent Edwardian manor house, with a vision to transform it into Hampstead’s finest premium residential development.” As demand for luxury homes in gated communities increases, this project is set to become a sought-after address in the area.

With its rich heritage and prime location, the redevelopment of Branch Hill House is expected to attract significant interest from potential buyers. As the local community anticipates the restoration of this landmark, the strong demand for high-quality homes in Hampstead suggests that Bentry Capital’s vision for No.1 Hampstead will be well-received in the market.
