In a significant move for the Buckie area, planning permission has been granted for a new housing development that will see the construction of 174 homes on the outskirts of the town. The decision, made by local planning officers, comes with a set of conditions aimed at addressing various community concerns.

However, the approval has sparked discussions regarding the adequacy of public transport and the overall connectivity of the new development with the existing town infrastructure.

Concerns over public transport accessibility

During a recent planning committee meeting, several members voiced their apprehensions about the lack of public transport options available to residents of the new housing estate.

Although plans include the installation of two bus stops along Barhill Road, local officials pointed out that current bus services have been withdrawn, leaving future residents with limited options for public transportation. Councillor Sonya Warren emphasized the importance of connectivity, stating, “There isn’t good connectivity between that part and the rest of the town.

We’re asking people to walk really long distances, and that’s not going to encourage environmental forms of transport.”

Impact on agricultural land and community resources

Another pressing issue raised during the discussions was the impact of the development on agricultural land. Councillor Donald Gatt highlighted the growing concern over the conversion of farmland into housing, noting that the UK currently produces only 60% of the food it needs for self-sufficiency. This raises questions about the long-term sustainability of such developments in the context of food security. Additionally, there were calls for improved accessibility to allotments within the development, as suggested by Member Draeyk Van Der Horn.

Design and community amenities

The proposed development, put forward by Springfield Properties, features a diverse range of housing designs, including three-storey blocks of flats and four-bedroom detached houses. Out of the 174 homes, 44 are designated as affordable housing, addressing the pressing need for more accessible living options in the area. Furthermore, the development plans include a retail unit within one of the blocks of flats, a playpark for children, and a public art installation, aiming to enhance community engagement and provide essential amenities for residents.

Despite the approval, the planning committee has agreed to organize a briefing for councillors to better understand how road capacity is determined, as concerns about increased traffic and road safety were also raised. As Buckie continues to grow, balancing development with community needs and environmental considerations will be crucial for the town’s future.
